HOA color approval before anything else
In Boca West, Broken Sound, Woodfield, Boca Pointe, and most of the communities off Yamato and Glades, the exterior palette is fixed by the association. Even a like-for-like repaint often requires an Architectural Review Board form with paint manufacturer, color code, and sheen. We fill that paperwork out with you, pull the approved color book if the community has one, and do not schedule paint day until the approval is back. It sounds slow. It is faster than repainting a house the wrong shade of beige.
Mediterranean Revival stucco and barrel tile
Boca's signature look is Mizner-inspired: heavy stucco, arched openings, barrel tile roofs, and a lot of decorative banding. The stucco cracks at the arches and along the tile line where the two materials expand at different rates. We repair those with a flexible patch, match the sand-float or knockdown texture, and use an elastomeric only where the substrate calls for it. On the smooth-troweled Old Floresta and Boca Villas homes, a high-build acrylic gives a cleaner look.
Waterfront and beachside exposure
East of Federal Highway and along the Intracoastal in Royal Palm Yacht and Country Club, Sun and Surf, and Por La Mar, salt spray and direct sun beat on south- and east-facing walls all year. Fading and chalking happen faster, and dark accent colors fade fastest. We recommend fade-resistant formulas and advise on which deep colors will hold up and which will look tired in eighteen months.
