Why exterior paint fails in South Florida, and how we prevent it

Chalking and fading

UV breaks down cheap paint binders, leaving a powdery chalk that rubs off on your hand. Once a surface chalks, new paint will not stick to it. We wash, test for chalk, and use a masonry conditioner or bonding primer before topcoating with a 100% acrylic that is rated for coastal UV.

Efflorescence and moisture

White mineral bloom on stucco means water is moving through the wall. Common on canal homes in Fort Lauderdale and Boca Raton and on north-facing walls everywhere. We remove it, find the water source when we can, and prime with a product designed to hold back salts.

Peeling at trim and joints

Wood fascia and window trim swell and shrink with humidity, cracking the caulk and letting water behind the paint. We cut out failed caulk, re-caulk with a high-quality elastomeric sealant, prime bare wood, and paint. On rotted boards we consolidate or replace before painting.

Mildew on shaded walls

Green or black staining on north walls and under eaves is mildew. Painting over it does not kill it. We treat it with a mildewcide wash, let the surface dry fully, and specify mildew-resistant paint.

Painting in the wrong weather

Stucco that is damp from overnight humidity, or paint that gets rained on before it cures, will fail early. We schedule exterior painting for mornings, monitor the forecast, and stop before afternoon storms. Late winter through spring is the best window in Palm Beach County.

Our exterior painting process

  • Inspection and proposal. Brandan walks the whole exterior, probes wood, notes cracks, and writes it all into the estimate.
  • HOA approval if needed. We prepare the color submittal and wait for sign-off before scheduling.
  • Wash. Low-pressure wash with detergent and mildewcide, then full dry time.
  • Repairs. Stucco cracks, wood rot, caulk, and rust bleed addressed.
  • Prime. Masonry conditioner on chalky stucco, bonding primer on bare wood, rust-inhibiting primer on metal.
  • Two coats. Sprayed and back-rolled on stucco for full coverage and texture penetration; brushed on trim.
  • Walkthrough. We inspect every elevation with you before we leave.

What is the best time of year to paint a house exterior in Florida?

Late winter through spring, before hurricane season and the daily summer storms. Paint cures properly and your home has a sound film before heavy rain arrives.

Do you handle HOA color approval?

Yes. We prepare the architectural review submittal with manufacturer, color code, and sheen, and wait for approval before scheduling.

Do you spray or roll exterior paint?

Both. Stucco is sprayed for coverage and immediately back-rolled to work the paint into the texture. Trim, doors, and detail work are brushed.

Do you repair stucco cracks before painting?
